    WHAT YOU SHOULD KNOW ABOUT HOME INSPECTIONS

    A Home Inspection is a visual inspection of the home, inside and out, from top to bottom, including, but not limited to;

  • Property, landscaping, sidewalks, driveways,
  • Doors, windows, siding, roof gutters, down spouts and chimney
  • foundation, visual structural portions of basement, interior attic
  • Insulation, ventilation; plumbing, electrical system,
  • Heating, air conditioning, garage doors and openers, ground fault interrupters,

  • A Home Inspection is not a pass or fail examination, a warrantee or guarantee, for code violations, or an inspection into inaccessible areas of the home! Do not expect all deficiencies to be discovered, a home inspector is not an infallible super being, just a person with lots of home knowledge and experience and the ability to relate this to the client.

    What to look for in a Home Inspector? Your inspector must be impartial! Not benefit by doing repairs! Not try to sell you something to help a concern the Inspector may have discovered, "big conflict of interest"! Be experienced in construction and remodeling! Be registered by the state of Wisconsin, Maintain membership in a national inspection association such as the National Association of Home Inspectors (NAHI) and preferably a state organization such as the Wisconsin Association of Home Inspectors (WAHI) as well! Be thorough, courteous, professional, available when your need exists and affordable!

    When will I receive the Inspection Report? Immediately at the end of the inspection if you are there!

    Why do I need a Home Inspection? You are making a large investment and want value for your money. Knowing the condition of your home will give you peace of mind. When you can spend less than the cost of a hamburger a month over the life of most home loans, why leave it to chance.

    What if the Inspection reveals problems? Although no home is perfect, almost all minor defects are easy to deal with. Major defects will be noted and discussed. You will know your anticipated maintenance and repair needs.

    What advantages are there for Sellers to have a Home Inspection? Buyers are reassured by seeing a full disclosure of the strong and weak features of a home. You may be able to make any repairs rather than just disclose them. An inspection should speed your home's sale and closing.

    What advantage is there to an inspection of a home you intend on living in for some time? Existing homes have as many concerns as homes in the process of being purchased. It is as important to have your home inspected for your own understanding of how to be properly maintained plus to get on top of some potential safety hazards. A home not for sale may even qualify for a discounted inspection fee depending on the amount of information requested.

    Rural Properties that have Wells and Septic systems usually need an inspection to satisfy bank requirements, but more importantly they should be assessed for your peace of mind. - 

    I recommend having Carbon Monoxide detectors if you use combustible fuels (other than electric only). CO can build up or accumulate in our bodies over time even at lower levels. Just because a furnace may have a cracked heat exchanger or the flue is disconnected from a gas water heater does not necessarily mean that the home will have CO. If the conditions arise that the units then produce CO then the cracked heat exchanger or disconnected flue will allow the CO to enter the home.

    Are you buying Rental Property? Ask about a combination home inspection and  rental weatherization compliance inspection. It may be to your advantage to do both at the same time. If you understand the condition of the home, you may need only the weatherization inspection. I think you will be satisfied with what I have to offer. Most of the time my clients are pleasantly surprised at what little needs to be updated.
