Septic Inspections

    The purpose of this evaluation is to identify evident defects of the septic system. This is a visual inspection of the system. The components will be evaluated to observe that they are in functional condition  I will observe for evidence that the system may have been overloaded or backed up.

    The Septic tank is a pre-treatment device to breakdown the waste solids with mostly anaerobic bacteria. It is recommended that the combination scum and sediment layers should not exceed 1/3rd of the volume of the tank. This help's to insure that this material remains in the tank and not forced into the absorption field. Normally every third year the septic tank should be pumped for maintenance. It is advisable to have the tank pumped during the evaluation if possible for a more thorough evaluation, but due to scheduling this may not always be practical..

    Some systems have dosing tanks so the tank, pump, switches, alarm, wiring and covers will be evaluated.

    The absorption field area will be observed when located for evidence of effluent at the surface, compacted soil, and verification of the gravel and drainage bed conditions and size, etc. If the county does not have records then the system may not have been installed with the proper separation from certain soil structures that could lead to groundwater contamination. It would be advisable to bring in a certified soil tester to verify these separation distances through some soil borings. It may not mean that the system can no longer be used as long as it is not surfacing but it will help you understand the risks of ground water contamination.

    There are many types of systems, but typically in our area they are usually one of 3 types such as Conventional, At-Grade or Mound. Some have filters and some do not. Filters should be cleaned  and pumping and/or inspecting should take place normally every 3 years. Note: Some filters may need service prior to 3 years.

     


    Note: A "Septic" evaluation is not a warranty or guarantee that the system will properly function for any period of time in the future due to their hidden nature and characteristics. It will though give information as to what is known at the present time.
